Predesign

The project feasibility, stages, and timelines are determined in the pre‐design phase.

The pre-design phase sets the project agenda. The client and architect work together to envision the overall design, set specific goals, and anticipate hurdles in the project planning process. NEC is uniquely designed to expedite this service due to including multiple design services in house to coordinate as a team. This process often includes site analysis, programming, construction cost analysis, and value engineering principles.

Our architectural team creates an effective program and determines the feasibility of the project while eliminating unnecessary steps that can eat away at project schedules. If in-depth analysis of the site is required there are a number of studies that can be done to satisfy the requirements including: geotechnical reports, hydrology studies, land surveys, environmental surveys, as-built review etc.

After review, the team estimates the cost and determines the best suited program to achieving the client’s goals for the project utilizing value engineering principles and cost saving measures where appropriate. There are a lot of factors that can limit a project’s successful completion and this phase aims to determine the best fit program in order to achieve the client’s goals for the project.
